Drie soorten zettingen betrekking tot gebouw:
- Het gebouw kan in zijn geheel zakken (gelijkmatige zetting)
- Het gebouw kan scheef zakken (ongelijk zetting)
- Bepaalde onderdelen kunnen meer zakken dan andere (differentiële zetting)

1.1 Gegevens van het gebouw
- Blijvende of permanente belastingen (G)
- Veranderlijke belastingen (Q)
- Veranderlijke windbelasting (Qw)
- Buitengewone belastingen (Aa)

Belastingafdracht op de fundering:
- Lijnlast (gestapelde bouw)
- Plaatselijke hoge belasting (liftschachten, kernen schoorstenen)
- Puntlasten (skelet, kolommen en spantbouw)
Homogene bouwmassa’s is steeds repeterende fundering systemen. Bij heterogene
bouwmassa’s dit zijn afwisselende fundering systemen. Vaak is noodzakelijk om, in
verbanden met verzakking, de verschillende bouwdelen afzonderlijk te funderen. De
bouwdelen worden gescheiden met een dilatatie voeg.

1.2 Ondergrond
De draagkracht van de grond wordt bepaald door:
- Plaatselijke samenstelling van de grond.
- De diepte van de draagkrachtige lagen en de dikte daarvan.
- De grondwaterstand.

Veldonderzoek= sondering. Hiermee worden de draagkracht en de
wrijvingsweerstand van de grondlagen onderzocht. Op zo’n grafiek
wordt de conusweerstanden (stuit) en de wrijvingsweerstanden
aangegeven (schachtwrijving).

1.3 Overzicht typen funderingen
1. Fundering op staal
Ondiep funderen op draagkrachtige zandlaag.
2. Fundering op palen
Diep aangelegde fundering, waarbij de draagkrachtige laag diep ligt.
3. Tussenvormen
Dit is eigenlijk funderen op grondvervanging, hierbij wordt de laag met onvoldoende
draagkracht verwijderd en vervangen door zuiver zand (niet dikker dan 1 of 2m).

1.4 Invloeden bouwterrein, omgeving en organisatie
Bouwkundige analyse/constructieve criteria van gebouwontwerp wordt er op gelet
op:
1. Bereikbaarheid van het bouwterrein (de ruimte die er is)
2. Werkruimte op het bouwterrein (omliggende gebouwen, trillingen op
constructie, verschuivingen door uitgraven)
3. Aanwezigheid van obstakels in de bodem (leidingen, kabels, puin etc.)
4. Beschikbare tijd en organisatie (beschikbare bouwtijd)
