Chapter 1
Real Estate Broker - answer Person, partnership, association, or corp who negotiates
real estate transactions for compensation of any kind
Associate Real Estate Broker - answer Licensed real estate broker who performs acts
of a broker but chooses to work and under name and supervision of a licensed broker
who is his sponsor. Cannot work independently.
Article 12-A – answer NY Real Property Law pertaining to real estate salespersons and
brokers.
Applicants must have a fair knowledge of English.
Applicants for a broker license can be U.S. citizens or lawfully admitted permanent
residents.
Convicted felons - answer Must have a Executive Pardon, Certificate of Good Conduct,
or a Certificate of Relief from Disabilities
Misdemeanor - answerCrime punishable by up to a year in prison and/or a $1000.00
fine.
Sex offenders - answerCannot hold a real estate license unless he/she has an
Executive Pardon
Certificate of Relief
Must submit a certified copy of JUDGEMENT OF CONVICTION to the DOS within 5
days.
Broker Applicant - answer20 years old
Salesperson Applicant - answer18 years old
Salesperson Requirements - answerComplete the New York State-approved 75 hour
qualifying course
Pass the New York licensure requirements

Pocket Card - answerYou must carry it at all times when doing business. If it is lost or
destroyed, the DOS will issue a duplicate card for $10.00.
