A. Business Summary
Trinity Community Hospital is a 150-bed facility. The executive leadership have devised
a 5-year strategic plan that will position them for growth and continued success. This plan
includes developing three service lines not currently offered by the hospital that will allow them
to better serve the community and grow the Trinity brand. This document will address the
growth of one of those three service lines, orthopedics, and some of the real estate options for
developing that service line.
When expanding a hospital service line, the best real estate strategy depends on several
factors. Some of those factors may include but are not limited to growth projections, capital
availability, regulatory requirements, and speed-to-market. Each option, building, buying, or
leasing have distinct advantages and tradeoffs. The following paragraphs will detail those
advantages and tradeoffs for all three options.
A1: ADVANTAGES
The following paragraphs will detail the advantages of all three real estate options.
A1A: Building Space
Building a new facility to expand the orthopedic service line provides the greatest
opportunity for customization and long-term success. A new building can be designed
specifically for orthopedic care, supporting the service line's workflow, patient experience, and
equipment needs. This can improve patient flow, increase efficiency, and support the use of new
technologies which are constantly evolving. The new facility can also include specialized spaces
for all the primary and support services such as perioperative services and advanced imaging
suites, rehabilitation therapies, pharmacy, laboratory services, etc. With community education
