Deed - -The official document transferring ownership from seller to buyer

-Warranty Deed - -A deed in which the grantor makes formal assurance as to quality of
title. Will forever defend the grantee against any claim on the property

-Alluvium - -A deposit of clay, silt, sand, and gravel left by flowing streams in a river valley
or delta, typically producing fertile soil.

-Prescription - -Creation of an easement under claim of right by use of land that has been
open continuous and exclusive for a period of time prescribed by law.

-Deed of Trust - -An instrument that takes the place of a mortgage, that gives full power to
sell, mortgage, and subdivide a parcel of real estate.

-Quitclaim Deed - -A conveyance by which the grantor transfers whatever interest he or
she has in the real estate, without warranties or obligations.

-Lien - -A claim or charge against property for the payment of a debt.

-Aquiescence (Surveying) - -Evidence that parties agree to establish a boundary line as
true.

-Patent - -An instrument from which a sovereign conveys land. Government grant of land

-Escheat - -The reversion of property to the state or county, as provided by state law, in
cases where a decedent dies intestate without heirs capable of inheriting, or when the
property is abandoned.

-Escrow - -Something placed in the keeping of a third party for delivery to a given party
upon fulfillment of certain conditions.

-Equity - -Excess of the market value over any debts

-Avulsion - -Sudden change in course of a river or stream.

-Acclivity - -Upward slope
