Agenda Item 2.1: Strategies to Return San Packett Residential
Property to Its Original State
The meeting started with the Chairperson Mr Donaldson welcoming all
attendees. He highlighted the importance of discussing solutions to fix the
poor condition of San Packett Residential Property. The building has been
neglected, leading to damage, loss of tenants, and a big drop in rental
income.
The discussion began with Ms Mthombeni expressing how unhappy she
was about vandalism and poor management. She wanted those
responsible to be punished. Ms Louisa acknowledged her concerns and
encouraged everyone to focus on finding solutions to improve the
property. She asked for ideas on how to raise money and manage the
building better.
Proposed Strategies:
1. Bank Loan Proposal: Dr Farai suggested applying for a R2 million
bank loan to repair the building. However, Mr Phenyo was worried
about the high repayment costs. He said it would be better to first
get a contractor to inspect the damages and provide an estimate for
the repairs, including materials and labour.
2. Hiring a Contractor: Dr Farai stressed the need to find a qualified
contractor. Mr Phenyo raised concerns about the cost of getting a
quotation. Ms Louisa explained that companies usually do not
charge for quotations and offered to cover any necessary
consultation fees. Gen Sithole recommended hiring Mr Sadiki’s
company, which has successfully completed similar projects before.
The body corporate secretary was asked to find other reliable
contractors so they could compare and choose the best one.
3. Steps to Follow: Ms Thembeka outlined the action plan. First, a
contractor will be hired to assess the damage and provide a
quotation within three weeks. Then, Ms Louisa will apply for a loan
from the bank. Once the loan is approved, repair work will begin as
soon as possible.
4. Tenant Relocation: Mr Boyza suggested giving tenants a 30-day
notice to vacate the building to make space for repairs. He even
proposed using law enforcement to remove those who refuse to
leave. Ms Louisa disagreed and said forcing tenants out was too
harsh. Instead, she suggested arranging a meeting with tenants to
explain the situation and find a solution that works for everyone.
5. Termination of Madikoe Holdings Contract: Ms Louisa
announced that the contract with Madikoe Holdings had been
terminated due to poor management and misuse of funds. Advocate
Ntshali has sent a formal letter to Madikoe Holdings to notify them
