What is Asset Management? In general terms, hotel asset management is the service of assisting hotel owners in realizing their investment goals. Asset managers act as an owner's agent or representative to insure that a hotel is: Acquired for a reasonable price Operated properly during the period of ownership Ultimately disposed of at an appropriate time and price Priorities that hotel ownership may have? -Maximizing cash flow -Increasing size of portfolio (number of keys or properties) -Optimal financing/refinancing -Unlocking latent value -Recycling real estate -Public companies -maintaining/increasing dividend to shareholders -Leveraging optimal brand placement -Optimizing corporate team talent -Optimizing property management team talent Public Companies (notably the REITs) Typically have clearly defined objectives for the portfolio. They focus on a particular property type or a narrow set of property types. They are typically long-term investors with a conservative approach to adding value via long-term profitability and strategic use of CapX. Institutional Portfolio Managers -Typically, are the traditional insurance company and pension fund holders of multiple real estate asset classes. -Hotels and real estate have a specific role in the portfolio; -held both for returns and risk management. -They are like public companies in that they have well defined return and risk criteria, long holding periods, and specific investment criteria. Private Equity Investors - Sovereign Wealth Funds (govt.) -Have similar motivations as the institutional portfolio managers -Usually with slightly shorter holding periods. Private Investors - Trophy Shoppers -Difficult to discern the motivations at any point it time -Asset managers must listen carefully to these owners for changes in position -Ownership motivations can be complex and multi-faceted Private Equity Investors: Real Estate Funds -Have one overriding objective; to increase asset value as quickly as possible using as little capital as possible. -They bet on improving space and capital market conditions, and are always positioning assets for sale. -Their return requirements are driven by short-term holding periods and their interest in using equity to fund CapX is very limited unless there is immediate upside. -Deal making and deal execution recognizes a a "promote structure" that rewards sponsors for delivering high IRRs to the fund. Private Investors: Entrepreneurs -Their motivations are similar to the Real Estate Funds; but they are motivated by the intrinsic (risky) real estate returns, not the promote structure. -Entrepreneurs are typically cash constrained, they seek to focus on operations enhancement and use CapX selectively. -Often large CapX infusions take place at acquisition, to reposition the property and to facilitate borrowing the funds. -Value enhancement occurs through the repositioning effort and ongoing operational monitoring, with little additional CapX prior to disposition. 3 critical areas of alignment with Owners and Asset Managers 1.
