Just-Ice retail park, owned by Mopani Holdings, is nestled at the outskirts of the Acres central
business district (CBD). It provides customers with groceries, confectionery, a hair salon,
pharmacy, restaurant, clothing shops, and two automated teller machines. For the past five
years, the retail park has made a good profit, with annual revenue of about R30 million. However,
on 30 January 2026, the retail park manager began to receive emails regarding the non-renewal
of lease agreements by some tenants. In addition, some tenants complained about low profits
in their business and negotiated for the reduced rental rates. The non-renewal of the lease
agreements led to 50% of the shops being vacant.
You are the Chief Operations Manager for Mopani Holdings, and it is your responsibility to liaise
with the retail park manager to ensure business operations are satisfactory. At the meeting held
on 01 March 2026, the Chief Executive Officer (CEO), Ms Khameli, requested that you investigate
the challenges that led to the non-renewal of the lease agreements and to the low profits in the
retail park.
INSTRUCTIONS
As the Chief Operations Manager, write an investigative report in which you investigate
challenges that led to the non-renewal of the lease agreements by business operators and low
profits at Just-Ice retail park. You are expected to submit the report to the Chief Executive Officer
(CEO), Ms Khameli, by 30 March 2026.
Your report should be 2-3 pages in length.
