Property 1 – Granby Terrace

Pursuant to General Vesting Declaration 143 the ownership of Granby Terrace is due
to transfer to the Authority (Secretary of State for Transport) on 07 May 2019.

This property is within the safeguarded area. As a result, the property owner may
claim compensation via the following two schemes:

 Need to Sell Scheme

Client does not qualify as the rateable value is over £44,000.

Option 1 is to wait for a CPO to be issued. Option 2, is to negotiate with the HS2
project, which is being decided on a case by case basis.

Property 2 – Kenilworth

Whilst GVD 120 relates to Kenilworth, this particular property does not appear to be
required for HS2. However, the property may still be affected by the development as
it will be within the close proximity.

The HS2 line does not run through the property, but will be in the proximity. Thus, the
property is likely to be in the rural support zone. As a result, the property owner may
claim compensation via the following two schemes:

 Cash Offer or Voluntary Purchase Scheme
