Joint Venture/ Pooling Expertise - ANS As projects grow in size and complexity and contracts become schedule- oriented in order to mitigate costs, on- time completion becomes essential, firms pool expertise and financial resources for project bidding. Construction Management, Design- Build - ANS The technological sophistication of many projects and increased popularity of design-build contracts encourage the integration of construction managers, architects, engineers and construction companies. Open shops/ Merit shops are non- union operators. Open shops compete with unions on cost but not skilled labor. Open shops generally use skilled lead people to supervise semi- skilled labor. Unions heavily weighted toward skilled labor with apprenticeship programs. Material Suppliers - ANS Create installation standards though trade association which are often incorporated into codes. Equipment Suppliers - ANS Rent vs. Owning equipment Project Stakeholders - ANS Persons with a contractual or legal obligation to the project team and have the responsibility and authority to manage and commit resources according to schedule, cost, and technical performance objectives. Architect GC Subs Employees Suppliers Lenders Sureties Insurance Companies Project Delivery System - ANS Provides various combinations of project players and contract arrangements that define each players specific risks and responsibilities to achieve the owners project goals. Project Delivery Methods - ANS Traditional Design- Bid- Build Design- Build Construction Management (agent/ at risk) Contractual Arrangements Types - ANS Lump sum Cost- Plus a fee Unit costs Guarantee max CM at risk Design- Bid- Build - ANS Owner gets best price.
