When a contractor gives disproportionately high pricing to work accomplished early in the

this is known as front loading. This lowers the amount of working capital the contractor must
supply and enables the contractor to get more money in the early phases of construction.

Since early compensation projections do not fairly reflect the true worth of the job
accomplished, front loading is typically seen as an immoral practice. If the contractor fails or the
agreement is dissolved before it is finished, the owner may suffer financial loss. While some
owners may accept a negotiated schedule of values and front loading may not always be
prohibited, it is deceptive and against fair contractual practices to purposefully manipulate bid
items in order to get payment before the corresponding value has been achieved.
