LEASE AGREEMENTS AND LOW PROFITS AT JUST-ICE RETAIL PARK, ACRES CBD

1. TERMS OF REFERENCE
On 01 March 2026 Ms Khameli, the Chief Executive Officer of Mopani Holdings asked
me to look into the problems that caused some business operators to not renew their
lease agreements at Ice retail park. She also wanted me to find out why the businesses
at Ice retail park were not making a lot of money. As the Chief Operations Manager of
Mopani Holdings my job was to do this investigation and give Ms Khameli a report with
what I found out what I thought about it and what I thought we should do about it by 30
March 2026.
The reason for this report is to figure out why the people who rent space at Ice retail park
are not happy why they are not making a lot of money and why there are so many empty
spaces at Just-Ice retail park. I also want to suggest some things that we can do to make
the situation better, at Ice retail park.
2. PROCEDURES
2.1 Interviews with existing tenants
I went to Ice retail park to talk to the tenants who still have shops there. I wanted to hear
from them. The main things I asked the tenants at Ice retail park about were the costs of
renting a shop how many customers they get, if they feel safe at Just-Ice retail park, how
well their business is doing and if they are happy with Just-Ice retail park, in general .
These interviews focused on rental costs, customer traffic, security, business
performance and general satisfaction with the retail park.
2.2 Review of non-renewal emails and tenant complaints
We looked at letters and emails from tenants who did not want to renew their lease. We
also looked at complaints from tenants who are still living in the buildings. This helped
us see what people were complaining about over and over again. We wanted to know
why tenants were not happy, with their apartments and why they did not want to stay.
The main goal was to understand what was going wrong with the lease agreements and
what was making tenants unhappy.
2.3 Physical inspection of the retail park
The reason for doing this was to see how the retail park was doing. We wanted to check
the park was clean and well looked after. We also wanted to see if the retail park was
