Construction Management Chapter 1 with Complete Solutions Project Stages 1.) Planning and Definition 2.) Design 3.) Procurement and construction Project Definition Establishing broad project characteristics, such as: Performance criteria, layout, size, location, services, equipment and other owner requirements. (p. 4) Conceptual Planning Stops short of detailed design. (p. 4) Design Phase involves architectural and engineering design of the entire project. (p. 4) Procurement & Construction Ordering, expediting and delivering of key project equipment and materials. Of course the process of physically assembling the project Owner Is the instigating party. The owner categories 1.) Public 2.) Private 3.) Public, private partnership. Architect-Engineer The design professional. Often a combination of Architects and Engineers, depending on the project scope and size. (p. 5-6) Prime Contractor Responsible to the owner for the performance of the sub contractors and other third parties to the construction process. (p. 6) Competitive Bidding Contractors bid on the project, the lowest responsible bidder. (p. 6-7) Negotiated Contracts A single or small group of contractors is asked to bid on the project based on their reputation. The bid may have details negotiated between the owner and the contractor. (p. 7) Combined Bidding and Negotiated Known as best value. A portion of the contractor selection is based of price and the rest is based on qualifications. (p. 7-8) Subcontracting When a prime contractor engages a specialty firm to accomplish a specific portion of the contract. (p. 8) Design-Bid-Construct Design is completed before the bid happens and then the construction begins.(p. 8) Fast Track often called phased construction, early parts of the project are started while later parts are still in the design process. (p. 9) Construction Contract Services Basically; owners can select the proper form, to put any number of or any variety of items or requested services in a contract. The contract just needs to include the appropriate forms. (p. 9) Construction Services Where the contractor only provides the construction services, the owner has hired the architectural firm on a separate contract. (p. 9) Design-Construct When the owner contracts a single firm to handle both the design and construction, and possibility procurement services. (p. 10) Construction Management a term applied to the provision of a professional management service to the owner of a construction project with the objective of achieving high quality at minimum cost. (p. 10) Fixed-Sum Contract requires the contractor to complete the defined package for a sum of money fixed by the contract. (p. 11) Cost-Plus-Fee Contract provide that the owner reimburse the contractor for all construction cost and pay for its services. (p. 12) Work-By -Force Account Owner acts as the contractor. Owner accomplishes the work with its own forces and provides the supervision, materials, and equipment and hires the sub contractors, should they be needed. (p. 12-13) Turnkey and BOT Contracts Upon completion the key to the project is handed over to the owner. Basically at the end of the contract the project is ready to go, people walk in and start work. (p. 13) Integrated Construction Delivery (IPD) Because of the massive database in the Building information management (BIM) system and the input by all stakeholders, all stakeholders share the data, risk and reward of the construction project. (p. 13-14) Speculative Construction Building for prospective buyers, then hiring a sales staff to Sell the completed projects, such as a housing tract. (p. 14) Management during the Design Phase Designers work to develop basic cost and time requirements necessary to the requirements of the owner. (p. 14-15) Management of Field Construction is directed to pulling together all of the diverse elements necessary to complete the project. (p. 15) Project Manager Organizes, schedules, plans and controls all of the work of the project and is responsible for getting the project completed within the cost and time limitations. (p. 15) Project Manager Qualifications Background of practical construction experience, planning, scheduling and control of construction operations. 1.) What is the approximate annual value of construction, and how does this compare to the GNP? 10% 2.) If each construction project is unique, how can it be governed by processes that are consistent from job to job? 3.) What are the three stages of development of a construction project? 4a.) What unique part does the owner play in a construction project? 4.b) What unique part does the designer play in a construction project? 4c.) What unique part does the General Contractor play in a construction project? 4.d) What unique part does the specialty contractor play in a construction project? Th 5a.) What are the distinguishing characteristics of the design-bid-construct project delivery system? Construction starts before design is complete. While initial design work is ready for construction, other parts may not have been designed yet and can be completed while construction is current ongoing on the completed designed portions. (p. 8) 5b.) What are the distinguishing characteristics of the design-construct project delivery system? Similar to turnkey, the owner, designer and contractor work very closely together from the design thru the construction phase fo the project. Often the contractor has a design division and does the design work as well. (p. 10) 5c.) What are the distinguishing characteristics of the Construction Management project delivery system? Provides a professional construction management service to the owner of the project with the objective of achieving high quality at a minimum cost. (p. 10-11) 5d.) What are the distinguishing characteristics of the work by force account project delivery system? Owner acts as their own contractor rather than have work done by a professional contractor. (p. 12) 5e.) What are the distinguishing characteristics of the turnkey project delivery system? The owner provides facility design and requirements to the contractor, who designs and constructs the facility under a single contract. Basically the single contract takes the project from design to handing the keys over to the owner at project completion. (p. 13) 5f.) What are the distinguishing characteristics of the Integrated Project Delivery System project delivery system? In BIM all project data goes into a massive database that is shared by all stakeholders in the project. Because all the data is shared, all stake holders who contribute and use the data become active participants in the entire project. (p. 13) How can an aspiring project manager develop, or a participating project manager improve, the four essential attributes required for an effective project manager?
