1. Introduction of Emaar Properties
Emaar Properties (PJSC) is a real estate development company based in Dubai,
founded in 1997 by Mohamed Alabbar (Emaar Properties, 2023a). It has completed
projects in several countries, including the United States, Saudi Arabia, and Nigeria,
and is known for building the Burj Khalifa, the world's tallest building, and the Dubai
Mall, the world's largest mall (Bhoyrul, 2013). Emaar focuses on commercial and
residential property development, as well as retail and hospitality. The Dubai
government previously owned 100% of the shares, while the founders owned 24.3%
in 2000. Emaar is listed on the Dubai Financial Market and was the first company to
sell shares to foreign investors. Its first development project was in 2001, building

, three of the six apartment towers in Dubai Marina in a joint venture with The Nasa
Multiplex/Al Futtaim Tarmac (Gulfconstructiononline, 2001).

This paper aims to examine Emaar and its journey to becoming a leading real estate
development company, while also exploring strategies for maintaining its position in
an ever-changing market. The primary research question is: How did Emaar achieve
success and how can it sustain its position as a market leader? To address this
question, the paper will answer the following sub-questions:
1) What is Emaar's strategy?
2) What is Emaar's organizational structure?
3) How do power, politics, and conflict management impact Emaar?
4) What are the business operations of Emaar?
