Superintendent's
Ultimate Goals - =Keep the project:
-on schedule,
-within budget,

in the morning (safety)

Superintendent's Tasks Summarized: - =-Subcontractor coordination
-Productivity
-Material and equipment deliveries
-Coordination with outside agencies
-Quality control
-Job site safety

,Subcontractor Coordination - =-Subcontractors are not a jack-of-all-trades, master-of-none.
-Many subcontractors are licensed for the work they are qualified to do.
-Most building construction on-site work is performed by subcontractors who are experts in
their area of experience.
-They are independent business men and women.
-They often have several projects where they must send their employees on any given day

Subcontractor Coordination Made Easy - =-Resist bringing them to a site before you are
completely ready for them.
-Coordinate multiple subcontractors so they are not in each other's way.
-Be firm but respectful in your requests.
-Pay them promptly.

Weekly Sub. Meetings - =-Review work in progress
-Update changes to the plans and/or specs.
-Update changes in the schedule
-Discuss potential conflicts
-Clarify procedural questions
-Discuss what is going right, and what is going wrong

Installation of Heat Cambered Beams - =-A heat cambered beam should be erected with the
heat marks on the bottom side of the beam (see top diagram above)
-This places the beam in a camber up (or concave down) orientation
-Heat marks can be seen on the beams in the bottom picture above

Productivity - == output ÷ input.
600 CMU's placed per crew of 2, per day

, 12 doors hung per crew of 1, per day

*CM should optimize the conditions that contribute positively to productivity.

Productivity Killers - =-Inadequate plans and specs (Designer)
-Frequent changes to plans and specs (Designer and/or Owner).
-Bad weather (acts of Mother Nature)
-Poor, or no supervision
-Inefficient site layout
-Crowded work space
-Poor coordination
-Improper tools and equipment
-Inexperienced or poorly trained workforce.

Coordination With
Local Agents - =-*Building department - permits & inspections
-*Zoning department - laws and regulations governing use
-*Fire marshal - head of a fire dept. and/or the head of fire prevention and investigations
-Testing agencies, if applicable
-Utilities - electric, telephone, water, sewer, and natural gas.

*Any one can bring your job to a stop.
"You can't fight city hall".

Safety Items To Consider - =-First aid kit on site
-Regular safety meetings
-Regular trash removal
