Title to unregistered land deduced by showing seller and predecessors in
title have enjoyed lawful possession of the estate of land in accordance
with the title back to a good root of title that is at least 15 years old. A
good root of title will usually be a conveyance of the estate.
Good root of title – 1) deal with/show ownership of whole legal and
equitable interest of land in question, 2) contain recognisable
description of the property, 3) must not contain anything that casts
doubt on the title
Once collected documents, you have to search at the Land Charges
Department of the Land Registry at Plymouth against the names of
people occurring in the deeds
