Ready, Willing, and Able - ✔✔The broker is considered to have earned his/her commission

produces a buyer to whom the owner sells. The owner can still actively market the property
and sell it himself without paying any broker. Termination date is not required.
Exclusive Agency Listing - ✔✔In an exclusive agency listing, the owner contracts with just one
broker to market the property, but he/she retains the right to sell it to someone the broker had
nothing to do with and not pay a commission to said broker. It usually takes place with listings
no longer than six months.
