Facility management

Chapter 0: The Sustainable Development Goals
The five P’s: (EXAMENVRAAG)
1. People: dignity and equality: modern
slaves, the do not get paid enough.
Equality for the genders, privileges for
school, jobs etc.
2. Prosperity: live in a good environment
and nature
3. Peace: no wars
4. Partnership: finding global solutions
5. Planet: save are planet

Why do we need it in facility management?  Because we need those
think in hospitality.

- Not hiring people how are here illegally and working for a low salary
- Etc

Chapter 1: an introduction
In most hotels: responsibility of the engineering and maintenance
department:
- Facility:
o the building
o the physical grounds of the hotel,
o energy and water management: heating not on gas, reusable
water
- Planned maintenance and cleaning programs: during the holidays or
when it is low season. This needs to be done on regular bases,
otherwise you will get a lot of problems all together
- improving physical assets: if you mentane your product well,
- diversification of revenue options.
- Sustainability

The different service for facility management
Cleaning services:
- Daily cleaning, the toilets, main areas, rooms
- Periodical cleaning: couches in the common areas, windows,
technical areas
- Special cleaning: a fire happens and you need to clean

, - Segment cleaning: the underground parking, rooftop (closed off
while cleaning)



Support services:
- Front office:
- Back office: an outsider calls to the hotel and they need to be
redirected to the right department (pbx)
- Welfare facilities: the company car
- Labour supply: what you need if you want to achieve thing and need
people outside your building

Property services:
- Building maintenance: keeping the buildings in good shape, like
cleaning the windows
- Grounds maintenance: the threes in de parking
- Environment management: the gardens
- Energy: mazout, gas, solar
- Damage control: if a tree is being cut, preventing that branches fly
on a person

Catering services:
- Contract catering: a contract with a business industry
- Vending catering: a vending machine with food or drinks
- Events catering: a wedding
- Confectionery services: you take something from the shop and
wright it down and they put it on your bill

Security services:
- Physical securety: security agent
- Surveillance: camera’s
- Technical installations: alarms, elevators
- Workplace emergency management: false alarm
- Consulting services: internet security

, Chapter 2: the role, cost and management of hospitality facilities
The roles of facility (EXAMENVRAAG)
- Unseen facilities: you cannot see it, but feel it ur smell it  Noise,
gas smell, air circulation, temperature
o comfortable thermal environments, controlling indoor air
conditions, water temperature
o elimination of unwanted sounds.
- Safety: emergency test, a lose object
- Guest satisfaction:
o Appealing visual environment: overall ambiance, experience,
comfort  sustained by the maintenance and housekeeping
staff.
- Attraction: a clean building will attract people
o Engagement and entertainment (destination resorts, theme
restaurants, casinos, theme parks).
- Return on investment: a good chair will last longer and you can use
that money for other thing instead of buying another one
- Revenue generation: if you have a padel corses or swimming pool
- Manufacturing plant: food
o equipment and systems that allow the operation to function
(power and communication cabling, elevators, collection of
utilities, etc.);
o workplace for the employees.
- Providing identity: keep your identity clean
o characteristic roof shapes, signage, colors, trademark
elements.

 Activities: houskeeping, grounds and physical palnt management
 Services for hospitality companies, schools universities, etc

Costs associated with hospitality facilities (EXAMENVRAAG)
The three types of costs:
1. Initial: you need the highest quality, it will be better, more money,
but it will go for longer. Don’t by something cheap because you will
have to replace it quicker
