What you need to do:
For this assessment task you will undertake research and report on various aspects of working in
the real estate industry. A template has been provided to you to use to structure your report to
cover all the required information.
You are required to answer all questions correctly. If correct, you will see ‘Satisfactory’ or if
incorrect you will see ‘Not Satisfactory’ in your grades section of your learner portal next to the
assessment name. The assessor will provide feedback and a Record of Results in the assessment
task once graded. You will be required to resubmit your work for any ‘Not Satisfactory’
assessment tasks.

You will need to research information about real estate agencies to assist with your responses for
this task.
Use the learner material provided in your online student portal as well as research materials such
as books, internet, magazines, workplace documentation etc. to assist you in gaining the
knowledge required to answer the questions. Remember that the assessment is completely self-
paced and open book, so you are able to use whatever resources you have to answer the
questions.

Section 22 of the Property Occupations Regulation 2014 (Qld) (the Regulation) also
provides that an agent must act in accordance with a client's instructions unless it is
contrary to the conduct standards of the Regulation or otherwise unlawful to do so.

A client has phoned in a complaint about a recent property appraisal that was conducted at their
home.
They have indicated that the agent was talking on his phone at the time of arriving at the property
after being 10 minutes late and the client felt dismissed by the agent and was no longer wanting
to work with the agent to sell her property.
In 100 – 150 words explain the communication strategies (what you would do or say) you would
use to respond to client’s complaints.
-I would start by apologizing for any inconvenience caused to the client of any matter.
-After I will relay the experience and competence of the agents in the agency and how they
have been focused on doing the good work for our clients
-Mentioning that the agents sometimes get really pre-occupied and loose the track of time
because of their commitment to provide best services to their client as possible.
-I would also mention that, although the case, it cannot be put forward as an excuse for the
incident that has happened.
, -Assuring the upset and disappointed client that the matter will be investigated and then
the appropriate action will be taken, as required, helps calm the clients down
-Assigning someone else, if the previous agent isn’t available and getting their job done
quicker and also updating them with the situation with the previous agent with whom they
are upset also helps in restoring the client’s trust and relationship.

What is the difference between a property appraisal and a property valuation?
The valuation of a property is just an estimate or opinion of the current market value of a
given property, considering market reactions and other various factors. This is usually
offered as a free service by the realtors.
A Property Valuation is different from an Appraisal in that it determines the actual value of
a property from an independent and unbiased point of view, and can be relied upon from a
legal perspective.
-Appraisal refers to an estimate of the given asset. This is done by an experienced and
discreet appraiser who has no direct or indirect interest in this particular asset. It will be
evaluated for a specific purpose.
Appraisal is simply an estimate or an opinion of a property's current market worth,
considering what the market is responding to and other related factors. This is usually
offered as a free service by real estate agencies.
