investigate possible factors that led to the dilapidated state of the building. The
report, including recommendations should be submitted to the Chairperson of
the Body Corporate by 30 June 2025. Your report should be about 1- 3 pages in

1. TERMS OF REFERENCE
This investigation was commissioned on 15 June 2025 by Dr. Pheladi, Chairperson
of the Body Corporate, to look into the causes of the dilapidated state of San
Packett Residential Property. I, Melandre Winnar am the caretaker of the
property and have been tasked with investigating the factors that have led to the
building's current condition. This report, including recommendations, will be
submitted by 30 June 2025.
2. PROCEDURES
2.1 On-site Inspection
The first step involved conducting a thorough on-site inspection of the building to
observe its condition, including the structural state, the lifts, and security
measures. The purpose of this step was to identify any visible damages or issues
within the building.
