Minutes of the Meeting – Agenda Item 2.1: Strategies to Return San Packett
Residential Property to Its Original State
The meeting focused on finding ways to fix the San Packett Residential Property,
which has been in poor condition due to bad management. The main problems were
identified as vandalism, lack of proper maintenance, and financial mismanagement
by Madikoe Holdings, the property management company.
Dr. Farai suggested applying for a R2 million loan from the bank to fund the repairs.
However, Mr. Phenyo recommended that they first hire a contractor to assess the
damage and provide an accurate quotation for the cost of repairs before considering
a loan. Ms. Louisa agreed to pay the contractor’s call-out fee, and Gen Sithole
suggested that they get quotes from reputable contractors who have experience with
similar projects.
Ms. Thembeka proposed that once they select a contractor, they should receive a
detailed quotation within three weeks. After receiving the quote, Ms. Louisa would
approach the banks to apply for the loan, and once the loan is approved, the
refurbishment could begin.
Regarding the tenants currently living in the building, Mr. Boyza suggested issuing a
30-day notice for them to vacate the property. He also suggested that law
enforcement could be involved if tenants refused to leave. However, Ms. Louisa
disagreed with this approach, stating that it would be too harsh. She preferred
negotiating with the tenants to allow the repairs to happen smoothly while still
keeping them informed and involved in the process.
In addition to the discussions about the property repairs, it was announced that the
contract with Madikoe Holdings had been terminated due to their failure to manage
the property properly. Advocate Ntshali had already sent an official termination letter
to the company. After the announcement, everyone agreed on the next steps to
